It’s been working its way toward happening and now it’s official, septic systems must be inspected in the sale of homes with septic systems in King County. See the notice below from the Northwest Multiple website in italics:
King County Now Requires Septic Systems to be Inspected at the Time of Sale
January 16, 2009.
In King County, the seller of any single or multi-family residential property served by an on-site septic system is now required to have a monitoring and performance inspection prior to transfer of title. King County will require the inspection and report to be completed by a King County licensed On-Site System Maintainer (OSM). A copy of the inspection report must be submitted to the Health Department and the buyer prior to transfer of title. The new requirement is set forth in King County Board of Health Code Section 13.60.030.
NWMLS has revised Form 22L to comply with this new requirement. Form 22L now requires the seller to have a monitoring and performance inspection completed prior to closing. NWMLS has also revised Form 22U to comply with King County’s new policies. Those revised forms are now available on Xpress Forms (this info is for agents).
Please note that King County will not enforce this requirement for transactions that are pending on or before January 19, 2009. Therefore, if you are involved in a pending transaction (i.e. the parties have already reached mutual acceptance), you should not require the parties to use these new forms. For all transactions entered into after January 19, 2009, you should utilize the new forms when appropriate (note: forms only accessible to NWMLS member agents).

If you are working with a local real estate agent, they should be able to help you navigate this new system but do make sure, as a seller, that you are familiar with the process and looking up the inspection companies approved to do such work on the King County website.
