Guiding Clients through Real Estate Pitfalls: This week on ‘Open House’.

On this week’s episode, Reba and Eric discuss how an important part of each of their jobs is acting as guides for their clients, before, during, and after a transaction. They talk about how this extends to modular homes, “click to show” showings, and recent transactions like Reba’s most recent, which is a great case study for guiding a client through a buy & sell contingent transaction.

The case study is that of a referral client looking to upsize for their multi-generational growing family, as the client’s daughter is pregnant. So they needed to sell their current home and purchase a new one at the same time. What transpired throughout both sales could’ve led the transactions to be derailed, but Reba’s knowledge and expertise were able to keep everything on track, and actually close both escrows on the same day! She jokes that the other parties made her client experience labor pains right along with her daughter. But at the end of the day, she was on the market for 8 days and received the highest price sale in her neighborhood within the last year.

They also talk about the “click to show” trend that’s happening online, where buyers can tour properties on their own. They discuss how that can put you and your realtor at a disadvantage. Listen in to hear how!
